Congratulations on purchasing your new home! There are exciting steps ahead as you prepare for move-in day. From finalizing details to receiving updates, we’ll be with you every step of the way. Here’s what to expect as you get closer to calling your new ATEL home your own.

Your Home Journey Begins
Key Ownership Milestones
This is where the excitement truly begins – turning your dream home into a reality. From the initial foundation to the final finishes, each milestone brings you closer to moving in. Whether you’ve chosen a cozy bungalow or a spacious two-storey home, we’ll guide you through every stage of construction, ensuring transparency, quality, and care every step of the way. Explore the key moments that shape your new home with ATEL.
Commencement of Construction
ATEL will notify you once construction starts on your home’s foundation and essential elements, such as footings, piers, or piles.
Framing Walkthrough
It will be love at first look—your home is now starting to take shape. Within the year, our ATEL team will contact you to arrange a behind-the-scenes tour of the structure before drywall installation. As construction is still in progress, some elements like exterior brickwork, stairs, and decks may be temporary. This walkthrough allows you to review completed work, including optional upgrades you’ve chosen. While no structural changes can be made at this stage, our team can discuss minor adjustments like outlet placements or cable setups, with any modifications subject to additional fees. (Currently on Hold)
First Closing
The big day is near! We’ll notify you of your closing date and provide details on key pick-up, moving in, and everything else to ensure a smooth transition.
Pre-Delivery Inspection (PDI)
During your PDI, you’ll tour your new home to ensure everything meets ATEL’s high standards. This is your opportunity to review the craftsmanship, finishes, and functionality. Any minor deficiencies will be noted for correction. We’ll provide all necessary documents, including your Certificate of Completion and Possession (CCP). Our team is committed to addressing any warranted items swiftly, ensuring your home is perfect for move-in.

Closing Day & Welcome to the Neighbourhood
Welcome to your new community! Moving into your ATEL home is an exciting milestone. On closing day, once all required paperwork is completed with your lawyer, you can collect your keys from the ATEL office on site or a designated lockbox. If needed, we are happy to retain a duplicate key for access to complete any necessary repairs.
A Warm Welcome Awaits
Moving In
Moving day is here! Please keep in mind that your community may still be an active construction site as final touches are completed, such as landscaping, driveways, and sidewalks. We ask for your patience and caution during this time to ensure a safe and smooth move-in process. Welcome to your new ATEL home and community!
Your first 10 days
As you settle into your new ATEL home, take time to note any concerns or outstanding items from your Pre-Delivery Inspection or any newly discovered repairs. Submit your list in writing to your ATEL representative to begin the repair process promptly. This is also a great time to register your new home warranty with Tarion.
30 Days in Your New Home
After your first month, reflect on any questions or minor issues that may have arisen. Submit your 30-Day Warranty Form to ATEL to ensure your concerns are addressed, and repairs are scheduled efficiently.
60-120 Days in Your New Home
During this period, any remaining repairs and exterior work, such as landscaping and driveway installations, will be scheduled. Weather conditions may impact the timing of outdoor work, but ATEL is committed to completing all items as efficiently as possible.

While the warranty covers many aspects of your new home, homeowners are responsible for ongoing maintenance and care to keep your ATEL home in top condition.
